Do you really want to sell your house?

So many people are in the market to buy a house. Many don't want to pay the Realtor. But they can't buy your house if you won't help them.

You need to make your house available to the buyer. With today's technology, you have the ability to make them feel like they are really there. Don't just expect a local buyer. Out of state buyers could be looking in your area too.

Craigslist, is one of the place many people start. Make sure to upload all 24 pictures allowed to the site. When taking pictures, don't add to many close ups. No one wants to see a close up of a toilet. Take pictures from the corner of the room.  Details are extremely important. Giving the sizes of each room can be very important to a buyer.
Don't post arial maps. A potential buyer can Google that. Don't just photograph the outside of the house. They won't bother looking if they can't see all of it.

Write a sales ad.  Simple wording, is better than a long winded explanation. Write a paragraph pertaining to each room. List appliances being sold with the house. Heating, cooling, water, electric, and sewer is extremely important information to know.

Videos are another way a buyer can look at your house. You can upload to YouTube or Facebook for a free view. If you choose to video tape, turn the camera slowly. You dodon want a buyer to shut off the video because they are dizzy. Avoid mirrors that can give off a flash of light. Have doors, closets, and curtains open in each room before starting video. Natural lighting is best. Talk about room sizes and updates along with items included in sale. Do not do close ups. Buyers want to see the whole room. Center the camera. Don't show just the ceiling or floors.

Things important for a sale are not always what you think. Some buyer with children want to know about schools and parks. But some do not. Some are more interested in the job market, climent, entertainment, crime rate, and commute time.

If the house is a fixer-upper, it will sell quicker if you either drop the price to market value or rent to own. The worse shape a house is, the hard it will be to find a buyer who will pay full price.

Make your listing easy to find. There are free sites to post on. Craigslist, Facebook, Fizber, and FSBO.

Hire a Realitor who will charge you, or do the work yourself. But if you want your home sold sooner, you need to help a potential buyer to want it.
